Slab and Driveway Cracks: Normal or a Red Flag?

When walking through your new construction home, seeing some cracks in the concrete slab is completely normal. Here’s what you need to know:

Why Cracks Happen

  • Shrinkage as concrete cures – concrete naturally loses moisture and slightly shrinks.
  • Temperature changes – expansion and contraction from heat or cold can cause minor cracking.
  • Settlement – slight soil movement under the slab.
  • Normal wear & tear – foot traffic, heavy loads, or minor movements.

Poured in Sections (Control Joints)

  • Concrete slabs are poured in sections with intentional joints, called control joints, to direct where cracks occur.
  • These joints act as “stress relief” points,” so cracks will typically stop at the joint rather than running freely across the entire slab.
  • This is a planned, industry-standard technique to minimize random cracking and protect structural integrity.

Characteristics of a Normal Crack

  • Hairline width (less than 1/8 inch)
  • Appears randomly but generally stops at control joints
  • Doesn’t grow significantly over time
  • Doesn’t affect the slab’s structural performance
  • Place a quarter in the crack.
  • If the crack is wide enough to fit a quarter (~1/4 inch), that’s larger than normal shrinkage and should be evaluated for potential settlement or structural issues.

Pro Tip: Most hairline cracks are cosmetic and can be filled with caulk or epoxy. Cracks that fail the quarter test? Definitely raise concern.
